Contracts, Where to Find?

Hi Everyone,

I have ran into a small problem, I'm trying to do seller financing, Subto, and other creative financing deals, the only problem is that I don't have a contract for any of the one's I just mentioned. If someone could point me in the right direction, has a contract that the are willing to share, or a program that would draft one for me, or any other ideas that would be amazing. 

I had a deal just 2 days ago with a seller to do a Subto but lost it because I wasn't able to get it under contract because I didn't have one.
