Cool BP tip about the NNN lease!

Just learned something very interesting this morning from a BP blog talking about the different types of commercial leases.

👉 One thing to keep in mind with the triple net lease (Aside from utilities and rent, when it comes to the payment of the property taxes, insurance of the building, as well as most of the common area and structural maintenance expenses, tenants are the ones who should be responsible for it.) , is that maintenance is in responsibility of the tenant.

👉 It sounds like a huge “no brainer” benefit to be their responsibility and be able to cut that repair expense and not have it be your problem, but also keep in mind it might be difficult to make sure that these repairs are actually being completed and correctly because it is your building. 🤔
