Looking to be a first time REI in Atlanta area

Hello,

Currently live in Chicago, but have many family in friends in the Atlanta area. We are hoping to find a deal for our first REI property in this next year. What are the up and coming neighborhoods, suburbs, etc in the Atlanta area? We are not looking to house-hack at this time, so most likely looking at STR, LTR, and potentially BRRRR strategy. Thank you.
