Raw Land Data Fields

Hi all,

I've been lurking for about 9 months gobbling up all the information I can to figure out what I want my niche to be. After listening to Show 39 with Seth Williams, I think I have found it. So I have requested info from my county on people who own raw land and are delinquent on their taxes but my question is what other important data fields I should request. Right now I am asking for:

owner's name, mailing address, property location, land size, delinquent amount, last sale date, & real market value

Is there other information that they would have that would be useful to me?

Hey @Jabien Letlow - great question.

In most cases, you won't have a ton of control over how much they include on their list (at least, I usually don't) - but if you do, some things that tend to be pretty helpful are:

  1. The assessed values of each property (just to give you a vague idea, and screen out some of the properties that are clearly out of your price range)
  2. Whether each property is owner occupied, or held by absentee owners (you can also do this by simply comparing the property address vs. the owner's mailing address)
  3. Property use code (this is usually referring to the zoning of each property, so you'll know which ones clearly aren't suited for your purposes)
  4. Parcel Numbers (so you can look them up on a site like AgentPro247)
  5. The actual physical address of each property

In my opinion, you can live without #1 and #3 - but I'd have a hard time moving forward without #2, #4 and #5. These things can be pretty vital when it comes time to do your research on the properties you want to make offers on.

Does that make sense?
