How to structure deal for co-investor on already held real estate

I own a house through an LLC which exists solely for this one piece of property. I'd like to get another investor on board for, let's say 50%. How can get another investor on board with full legal protection? Can I sell 50% of the LLC thus entitling the other person to 50% of the income and debts of the business which includes this house asset?

This is new territory for me and I'm not even sure I know the questions to ask. I only know the final result I want which is legally protected joint ownership of this house with one or more other investors. 

Can anyone speak to me about how I might accomplish this?
