I own a 3/2 house with 1/1 ADU on a saltwater canal on Tampa Bay. I've had possession since April of 2022 and have run it as a two unit STR. I'm in search of an active co-investor to purchase up to 50% interest in the property.

The house is owned under an LLC and I have a 5.25% commercial loan. The scope of this investment is at minimum holding until April of 2024 and maximum April of 2027.

I'm looking for about $80,000 for a 50% ownership including liability and equity. If you're available to split management of the STR business that is also on the table. I have income and expense records since April, 2022 and future bookings through April, 2023.

There is certainly more information than this and I'll undoubtedly get some really great and pertinent questions I look forward to answering.

I own a house through an LLC which exists solely for this one piece of property. I'd like to get another investor on board for, let's say 50%. How can get another investor on board with full legal protection? Can I sell 50% of the LLC thus entitling the other person to 50% of the income and debts of the business which includes this house asset?

This is new territory for me and I'm not even sure I know the questions to ask. I only know the final result I want which is legally protected joint ownership of this house with one or more other investors. 

Can anyone speak to me about how I might accomplish this?

Cash invested: $182,000

Hi BP!

I'm an aggressive DYI person but I'm expanding my network and looking at projects bigger than one man can do. I'm looking for silent, equity partners for vacation rentals in Florida. Where can I start looking? I've seen some Facebook groups but something about Facebook seems dubious. I've looked on the BP website and I'm either a doofus and can't find a forum to discuss deals and find partners, or there is none. Other than reaching out to friends and family, where do you look?

I went to the Hyatt and the doorman told me the bar & lounge is closed. Didn't know what else to do so I left. I hope to meet up another time though.
