What is my best move?

Biggerpockets, I am in a situation where I'm trying to plan my next move. I currently have two mortgages one is my primary and the other is a long term rental. I also bought two homes seller finance homes that are rentals and a subto deal. I also have two free and clear home. I am wanting to do a cash out refinance on one of my properties to buy more through seller finance but I am currently at a point where my DTI is high and the banks will not lend me money. Should I transfer some of my properties into an LLC?
