Assisted Living / Elderly Care

Hi All My team and I are looking to convert an office building (the zoning allows it) into a RAL elderly care center around 30 beds.

Obviously every state is different but was wondering if anyone here has done this type of conversion and can share experiences, pit falls and thinks to look out for
