Purchasing Investment Property by Land Contract

I've come across a few homes that are being offered for sale with Land Contract terms. The homes would need some rehab before putting renters in it. 

A few questions: Can I still follow the BRRRR strategy by purchasing the home this way and getting lending for the rehab cost? Are there any cons I should consider before purchasing a home thru land contract?
