How can I use money I have in an annuity?

BP community, I have a sizable amount of money in an annuity. I used this annuity as  collateral in the past for loans; however, I would like to move it into real estate investing to get the most out it. I will be speaking with a financial advisor soon, but what is some advice or actions do you think I can take that will give the least penalty and pay the least taxes. I understand that your answer is restricted since you do not know the details of the terms of my annuity but, I'm sure I'm not the first to have this question either. Any advice? I live in VA if that helps.
