Land Contract Duplex
Wondering what some of you might think about this deal....
I have an off market opportunity for a duplex 2/1 down 3/1 up. Lower is rented but could easily raise rent right away. Lower is vacant. Would plan on getting rents combined to $2500/month right away.
Seller wants to do a land contract - $250k, 10% down at 8% interest with 5 year term. By my calculations I could get about 7% CoC.
Looking for ideas on terms to make it more attractive - any help appreciated!
