What % ARV are properties selling at in your area?

Hey Folks! 

I am curious what % ARV range are you seeing inventory at in your area. When the market was up, looks like people were jumping to buy things that were 75-80%, now things are a lot riskier. I'm thinking 70% should really be the max ,and even then, it needs to be super clean so someone can BRRR fast and easy. 65% ARV and under has been what gets properties sold these days.
