Just starting out as a Plumber

Im a Plumber in the Boston area and make good money, plus I have a side thing after my 40 hours. Me and my wife have made a good chunk of equity in our personal house and looking to pull that out and turn it into an investment property. We have done our research as far as reading and listening to podcasts. My question is when I do work in a rental property how do I pay myself for the work I do. The rehab is kind of my main concern because I can do the work after hours but how do I go about paying myself? Or do I consider saving on the cost of plumbing my pay check? Also once house is cash flowing same thing, how can I charge and pay myself  for toilets, sinks, water heaters etc…?
