Quick hit questions
Hey guys I'm just starting to run through the calculations process of seeing if an investment is worth it. I'm using Will's excel sheet calculator as a start. I'm looking for your thoughts on the following (thanks in advance!):
What is a good COC ROI? A bad one? The property I'm looking at is showing a 23% COC ROI. That seems excessively high and probably inaccurate.
The ROI is 7%.
The cap rate is 10%.
Monthly cash flow is $345
I'm looking at multi-fam properties in the pittsburgh, pa area used as a rental. This one is a tri-plex. I would rent out 2 of the units and live in the third. I estimated renting both units out for a total of 1000.00 per month.
