Help Brainstorm making a deal out of this

Hi, 

I am a Realtor/Investor and I came across a seller who wants to sell his property for dirt cheap. It needs work yes, but the ARV is going to be very worth it. The guy said he would sell it for $100K, and the ARV is definitely over $225K.

The problem is the seller owes about $160K on it. He wants to move because he's disabled and needs a 1 story home. This house is a 2 story. 

Aw man if I could just think of a creative way to structure a deal to get this property for that price ($100K), find a place for the seller to go, and rehab this home it would be fantastic. 


Any suggestions?
