Lot of unknowns in the seller's disclosure

Ashish Chadda
Posted

Hello,

Is it safe to buy a house with below items marked as unknown:

1. Title Problems or Limitations (for example,

deed restriction, lot line dispute, order of

conditions):

2. Easement, Common Driveway, or Right of way

3. Has the City/Town issued notice of

outstanding violation?

4. Have you been advised that current use is

nonconforming in any way?

5. Do you know of any variances or special permit

It is best to always do your own due diligence regardless of what a seller disclosure may or may not include. Most of the questions you quoted are often answered as “I, the Seller, do not know”. The bulk of them is answered by reviewing a title report and County records
