I'm trying to find Arizona investors who value numbers!

Hey everyone! 
As of this writing, I'm new here to these forums, so I appreciate you reading.

I'm a Realtor here in the Phoenix-Metro area in Arizona, and I'm really hoping to figure out how to find investors who value data on profits.

I've been working with some out-of-state investors for over a year, finding them multi-family units to purchase and rent out, primarily.
I've created some pretty great tools to not just find good properties, but to find the best and most profitable properties in this market.
Unfortunately, despite their resources, investing is not these clients' primary focus. They're driven primarily by hunches and feelings and ignore almost all the data I present to them, no matter how compelling or simple it is.

Because of this, a lot of really great investments pass by and someone else picks them up and makes the money, which has been difficult to watch.

So my question is simply- Where do I go, how do I find investors that care more about the numbers?  I want to work with ethical people who care about others, but who also understand a good opportunity when they see one and have at least some resources to get started. Or who have a lot of resources who want to go big.

Any help, any tips, any hand-raising is welcome. Thank you in advance!
