Formula for property valuation

I realize there are proprietary models for property valuation. However, for someone new like me to real estate I would like to start checking valuations on properties I come across. Is anyone able to share their model they use or point me in a direction of  where I can find a model to be able to run numbers on a property to determine if it cash flows or is a good value?
