Analyze this deal.....
Can I get feedback about this deal? Purchasing property at their asking price $245K, with an expected rent rate of $2000/mo - giving me a good CF at about $500+/mo. Now seller is saying if property doesn't rent for $2000 still wants me to go forward with the deal at whatever it does rent for, plus he'll add $150/mo for 1 year... this doesn't sound like a good deal to me.....but I'd appreciate other people's expertise.
