Are big industrial parks good for residential REI?

I found out that a big 300acre industrial park is being built in a city near me and I was wondering if i should invest in land near it for future house development? I want to say yes but I am a rookie so I better ask the BP experts. 

Any help would be appreciated! Thanks!
