Feedback on Real Estate Financing Startup Idea

Hey y'all, 

I'm a tech investor currently evaluating a startup idea centered around that’s offering simple 10% loans against signed rent agreements (i.e. if you have $2K/mo rent, you can get paid $22K up-front, instead of $24K over the course of the year). I’m curious - would this be desired by landlords/real estate investors? Or do most investors not need this kind of working capital / can already access it on better terms?
