Borrowing off my rental property

I own 1 rental property for a number of years and it has equity at this point.  Ive been told from a few banks i cannot borrow against a rental property and they no longer provide these financial products.  Does anyone have alternative financiers that i can borrow against? the property is in morristown NJ and over 400k of equity at this point.
