Appraisal advice/ maximizing value
I have purchased my first property from a family member and not sure of the impact this situation has on the value of the property.
The title of the property has house #1 on the title but excludes the second house on the deed. The most recent appraisal I got has the second home marked as an accessory unit. Would It be beneficial to add this home to the title to increase the appraisal or is it being marked as an accessory unit already accommodating it?
Second part is if I were to be better off to add it to the title, how would I go about doing so? The other question is if it would be recommended to subdivide the property and if that’s recommended, how would I go about doing so?
