Should I cash out refi?

I have 3 properties I can refi one and get 65k out. But my mortgage will go up. So I will lose the income on that house. Should I just save up intill I can get a down payment on a primary? I'm worried to lose that income. The interest rate is 7.5

@Crystal Wilson

Can the $65k you take out make you more than the increase in your mortgage payment from refi? That’s really the question.
