First home/live in flip exit strategy ?

Hello all & thanks for your replies in advance! We had bought are first  house 1 year ago as are 1st home. I live in northern California (Applegate) & when purchasing a home I had 4 guidelines- be a Fixer, be able to make a profit when done, minimum be able to rent out to be a (wash) & be able to live in it as a forever home! Well I found that house & fixed it up ( live in flip). Now we have had the conversation of selling & at the price my realtor says we should list for I would profit after taxes & fees $41k. My question for seasoned/experienced investors is what would you do or suggest?

Stats: 3b-2b 1640 sqft on 1 acre, 5 min from cute small town (2k) 10 min from (80k) town.

Bought: $430k w/$18k down. @ 3.4%            Repairs: $28k.                                                    List $: 575k                                                          potential rent: $2700-$3000 (mortgage $2600)

We would like to get into more property as a family goal & as an investor I would like to keep growing! If we just stay especially with all the inflation it is hard to save money for another project. I also would think a renter would have these same issues & am a little hesitant to be a landlord in California! I have an opportunity to stay in trailer for as long as we need to find something else at wife's family property. Any food for thought is welcome!

My quick back story if interested: I started found & listening to Bigger Pockets 4 years ago. I was self employed for 10yr had my son 6yrs ago. 5 yrs ago I found myself  $80k in debt so through a Bankruptcy & saving cash & 9-5 job. ⁵ yrs later we are know debt free ( besides house). The BK was kind of a blessing in disguise & tought us so much about budgeting & knowing where your money is going. Also with the knowledge I received daily from Bigger pockets real estate & money podcast, Dave Ramsey I feel like we are in a better position to continue growth but I feel my vision is a little blurred right now! I eventually would like to own my own business again & have a diverse reinstate portfolio. Thanks again! All have a great Day!
