Looking for advice on 13 acre lot

I have an opportunity to get an extremely attractive 13-acre lot of land in the Santa Monica Mountains with lots of potential, but I have never bought and developed land before. I've bought and flipped houses before and managed rentals but this would be new territory. I'm considering partnering with a few people on purchasing the lot and developing it for single-family homes, but also considering getting the lot under contract and shopping the contract with potential developers. Any advice on how to go about this would be greatly appreciated.

1. If it’s on mls I would stop now and move on.

2. Developing land is not for faint of hard and you need a lot of cash upfront as banks typically do not lend on land cost and development fees.

3. What can be done with the land?

If it can be subdivided into homes, the developer will not buy it until they get an approved development /site plan. This will take years.

Not trying to tell you not to do it, but just setting expectations
