Is Real Estate Merchandising Slowing Down?

I'm new to REI and am doing research to see how I want to engage with the market. Do those of you with experience feel like wholesaling and rehabbing opportunities are drying up with the rise in mortgage rates and recovery of the real estate market? I would be especially interested in hearing what folks in VA have to say, since that is where I am located.
