My offer accepted but Eviction Process is being going on MF

Hello

My offer was accepted for 6 units MF home in CT. This home looks good for cash flow. I am about to start process. One question is among 6 unit, one unit is being eviction process. I asked my agent that i want to confirm if seller can finish eviction process before close but still pending from seller side. In CT, how long will take eviction process, I guess it may take 3-6 months? Any general advice for this situation? Should I add this condition on contract that eviction process must complete by closing? There are multiple offers and I would like to close this deal if possible.
