Pre-Fab Homes for investment STR or LTR?

Looking into some of these pre-fab home choices that are available now. Weighing the options for going in town and rural as far as an investment for STR and LTR in town. Does anyone have experience doing this? Looking at Studio Shed and Boxabl currently. Wondering if it's also a zoning and planning nightmare? Sales makes it sound easy, but it usually never is!
