Hello BP, I'm new to real estate investing and I'm closing on my first SF. If anyone can give me feedback on if this is a good deal, I'd greatly appreciate it. I'm closing on my first SF and I'm buying it from my parents for 280K. The property is listed under fair market value. The house appraised for 300K and can be listed for 315K as told by a realtor. I'm also financing with a VA loan, 0% down just 2%ish for closing costs and my local market is in the SoCal region. The goal is to rent it out after living in it for a year and jumping into another property if all goes well.
