Advice appreciated on owner finance property-Newbie

Hello BP community!

I am just getting started in real estate investing and have not encountered owner financing situation. Does anyone have any advice? 

Scenario-

Price $45k- most likely negotiable property looks to have been vacant for quite a while. 

$2000 down $470/mo with no prepayment or balloon penalty. 

The house needs a lot of work, almost a gut job. But it looks like a good potential BRRRR property.

Does anyone have any insight or advice on this type of situation? Any input is greatly appreciated!!!!
