Auction property - two years to sell fact or fiction

Hey all! I have a question which I cannot come across the answer in the forums. I have heard that a title company will not insure title from an auction property for two years after the purchase. Is this true and if so why?

Bonus follow up question:

Is it possible to get financing on an auction property after purchase and rehab, say 3 months after purchase?
