Affect of Noise Level on Property Value
Hello everyone. I'm currently looking to purchase my first fix and flip property. I have been doing some research, and the only issue I am coming across is that there is a mechanic shop directly across the street from the property. The shop is about 100 feet away from the front door, and the bay doors at the shop are faced almost directly towards the house. As mentioned before, this would be my first investment property. For those of you who are more experienced than me, how does high noise level affect the value of a property? Does it significantly devalue the property? There is not enough room in the front lawn for plants to dissipate the sound, but even if there was, I don't think it would be much help. Have any of you dealt with this type of situation before, or know of any other discussion boards / posts here on BP that discuss this sort of issue?

I would be more concerned about a major highway or train tracks nearby. A mechanic's shop should only really be making noise during regular business hours. The real disruption to quality of life comes when noise is late at night or early morning.
Mechanic's shop could indicate that it's not the best part of town, but that would be a pretty big generalization. There should be several other properties nearby you can compare against, no?
