Need help doing partnership!

I’m 20 years old and really eager to begin investing in real estate. I don’t have 2 years work history but I don’t want that to stop me so I chatted with a high school friend and teamed up with him to buy a deal. His name is on the mortgage and title and after speaking to my cpa about my taxes I will be able to purchase a property this coming up year. BUT to be added to THIS title seems pretty hard…does anyone have any tips for me and my buddy on how I can be added to the title or mortgage on this property we teamed up on so I can have equal rights as well? Also what should we do when we buy the next property do we tell the bank we’re purchasing a property together? Thank you to anyone that helps us!
