Found a good deal with some drawbacks

Hi guys,

I found a good deal within minutes of a large tech company with high-paying jobs and lots of employees. It is a four bedroom unit with ample parking for all tenants. My goal is to try and rent to employees of the tech company nearby, as I know they will have steady incomes. Most of the renters at this tech company are just out of college, ages 22-26. The house seems to be priced well, but it is definitely the nicest house in the neighborhood. 

The houses nearby have sagging chainlink fences, old roofs, etc. One of the properties directly next to this potential deal looks like a real dump, and it is currently a vacant rental property. I would rate this as a C class neighborhood, but it is within 5 minutes of this large tech company. Do you think that the dumpy house next door would deter potential renters? Or should I continue to do my best as a landlord and move forward on the deal?
