Convert garage to a rental unit? How do I do it?

Hi guys,

Usually I'm a lurker on here but as of recently I've ran into a dilemma that I'm too inexperienced to solve on my own. I have a property in the Boston suburbs with a really well kept garage that, for many reasons, I've come to believe would be a greater use of space if converted to a single unit (1 Br/1 Ba). So my question today is if you were in my position how would you go about getting such a conversion cleared with the city? Are there any ordinances that prevent such a thing in MA?
