Best neighborhoods in Houston to invest in rental properties

Hey Everyone,

My name is James and i currently live in California but am looking to invest in Houston. I have been there once for the Super Bowl a few years back but mostly stayed in the downtown area. I am working with a local realtor who is recommending Tomball which seems to have great  3bed 2bath homes that will cash flow. One thing I am also looking into is neighborhoods that are most unlikely to flood.
