Where to start to learn about real estate investing strategies

I have quite a bit to invest and I know I want to get into real estate but I don't know where to start.  I don't know if I should buy and hold, do an airbnb, do something like Cadre or Fundriser, etc. Is there a book you can recommend where I can learn about all these different strategies and help me figure out where to start. My goal is to ultimately quit my business and be able to live off of these investments.  And I am 40 if that helps lol
