Advice on Albany NY Neighborhoods

Hello!

I'm thinking in purchasing my first multi family home and house hack.  I've been doing some research the last few months and I'm seriously considering Albany.  I've been there multiple times and while there doesn't seem to be much going on and maybe no appreciation, based on what I can tell, there's a steady source of rentals from the students and government.  Since this would be my first investment and I'll be living there, I'd prefer to rent to graduate students and gov employees and try to avoid the wild party neighborhoods. Can anyone recommend which neighborhoods I should consider and which ones I should avoid? As I understand it, it's best to stay south of Central Ave ? 

Also, If someone thinks Albany may not be a good move at the moment, I'd also love to hear your thoughts.  Thank you so much everyone!

Everyone says its best to stay clear south of central ave? I guess i could see that. I am a commercial realtor in Albany NY and I live on the lively strip of lark st. And its more urban, with much of the area being in opportunity zones (Arbor Hill’ish)

That being said an investment is what you make it. Now investing in student rentals is very smart and are always in demand here as Albany Ny is a hub for education. There are “student rentals” scattered everywhere

The “party area” would probably best be described as pine hills/west hills area. Again urban population with SUNY Albany being a quick 10-15 drive away.
