DSCR Comps vs CAPs...which is preferred to measure profitability

Hello,  

I was running comps for my investment properties for my own FYI.  Do you use DCSR to measure profitability or CAPs (pro forma)?

Property #1: CAP: 3.42% Gross: 1.597 Net: 0.469 --need to increase rent
Property #2: CAP: 7.38% Gross: 32.545 Net 1.292 --increasing rent on new least 7/1
Property #3 CAP: 12.85% Gross: 6.318 Net: 4.72
Property #4 CAP: 14.94% Gross: 7.784 Net: 6.016
Property #5 CAP: 12.85%  Gross: 6.318 Net: 4.72
Property #6 CAP: 20.84% Gross: 9.192 Net: 7.257
Property #7 CAP: 21.39% Gross: 9.844 Net: 7.858

Would you consider these to be profitable or do you take other things into consideration?
