How can I increase a rent price for exist tanant? Pls help!!!

Hi everyone. I am a new investor on rental property. I found a twin that have existed tanant with quite cheap rent. So I wonder How can I increase the rent price in this case? Or is there any strategy you recommend? I read some topic that said might allow 5% increase at the time within 1 years. Thank you so much.
