Cape Cod Insurance for STR

Hello All, 

I am looking to purchase a 3 bed STR in Cape Cod. My only other investment experience is with LTR duplexes. The insurance requirements down there have thrown me for a loop. Multiple insurance agencies have told me that getting insurance on the cape is difficult and expensive. Im told I need 1 mil in liability and before they are willing to give me quotes they are asking the following questions ...

The seller is not very familiar with the property and does not have this info. So I'm a little concerned that I may have to upgrade these systems just to get insurance?

The cape is obviously a big STR area so Im wondering if my fears are unfounded.

Can anyone give me an rough example of what insurance might cost for a 3 bedroom?  The property is not in a flood zone.   Are there any other gotchas I need to be aware of when insuring in cape cod?
