Potential Investment Opportunity from Family

Hello Biggerpockets,

My wife's cousin is selling a house in Searcy, Arkansas. The house is a 4 bedroom 2 bathroom and it is a 3 minute drive to the Harding University Campus.

The house was used as a rental for students and each room was rented out individually at $1000/room. My wife's cousin is asking for $135,000.

This would be our first investment property and it seems like a great deal, but I wanted to know what I should be asking about this property to understand the investment better. I guess it just seems too good to be true. What suggestions or advice do you have as we move forward with this opportunity?
