Small Town Multi Family Investing

I have found an investment opportunity in small town Texas. The city is is called Tolar, it is just a few miles outside of very busy and fast growing Granbury Texas.

I have found 2 duplexes that I could purchase but, I am curious to hear what others think of investing in small towns that are experiencing lots of growth. There are developments in Tolar, where hundreds of homes will be built in the coming years. The duplexes are in the center of town and there are train tracks behind the properties, does that make a property hard to rent?  The buildings are only 20 years old, rents are low for the area, but I feel that is the market for small towns, people live in small towns for a cheaper place to live. It is a bedroom community 10 minutes from Granbury and 1 hour from Forth Worth. I am curious if there is anyone with experience with small town investing and I am unsure if I want to pursue these properties. I do not live locally.
