Corporate Leasing Opportunity with student Housing

So I was looking for a hotel or B&B and I came across a listing in booking.com for a stay available in a student housing apartment building in Tuscaloosa. The property mgr said it was a corporate lease that they made available on booking.com. So that caused a lightbulb to go off for me. What a great idea, to rent out a few units by the year and then sublet them by the night/week. The market would be to corporations and Hotel booking services…I’m told that most of Alabama leases allow subletting. Has anyone done this? If so what’s in it for the property owner? And what are the pros and cons? Thanks
