Airbnb Arbitrage-Subleasing agreement

Hi all,

I’m in the process of learning about Air BNB arbitrage, and learn to present it to landlords. My question is to the landlords that have accepted this business model. What qualities and agreements that you look for, for you to be able to say Yes when someone ask to sublease your places? And also to people that is doing Air bnb arbitrage, how do you present it to the landlords to get their agreement for subleasing? Thank you.
