I think my lender has dropped the ball and it might have cost me.

First purchase in Chattanooga.

I’m type A. All of my documents where submitted in the first week and a half of my closing.

utilities, insurances, inspections, the whole shebang for my buyer responsibilities, complete.

My lender waited until way late to schedule the appraisal. And then the appraiser waited until Saturday of the 3rd week to go to the property.

I knew disaster was brewing when the appraiser called me on Saturday and said. "Im trying to do the appraisal and no one is here. I need to get this done by Monday."

I tell him I am unsure why no one would be there and let him know I can call my agent, he says irritated "yeah, figure it out because I’m trying to get this done for you."

Oh no.

Apparently he made two appointments previously and didn’t show up for them and didn’t make one for this time so the buyers were in California.

He submits a report without getting into the house and it’s obvious because features he is saying on the report are missing, are actually there.

The appraisal comes in low, the sellers are pissed but somehow still willing to work with me because they are technically living in two places right now. Apparently there have been problems with this appraiser before and my lender let’s me know that they will be removing this appraiser from their panel.

I asked my lender to request a new appraisal since this report is missing stuff, for two days he says we can’t, but we can dispute it.

The appraiser says he isnt adjusting anything, dispute doesn’t hold, my lender says the appraisal stands.

Okay, my sellers come off their price and even throw in furniture to ease the gap, wasn’t expecting that at all in this market.

then 5 days after the appraisal, my lender lets me know that the appraiser submitted a new report that classifies the home as a category 5? He insinuates it’s retaliation for questioning the first report.

Which I guess means that the loan can’t move forward because the appraisal can’t be confirmed.

He classified it that way because he wasn’t able to gain access to the crawl space. The problem is this home doesn’t even have a crawl space.

Lo and behold, my lender calls me 7 days before closing to tell me another appraisal needs to be ordered (that I have to pay for).

He assures me that he will have someone out yesterday and have the report by today to make closing on Monday.

Murphy’s law ever present, the new appraiser says no one was home for the appraisal so she wasn’t able to complete it.

My lender said he put out 45 bids for another appraisal but the earliest anyone is saying they can have it submitted is April 13th. The sellers know the market they are in and more than likely won’t extend the contract.

I was supposed to close Monday and radio silence from my lender.

Am i screwed? Any creative solutions for anyone who might have been in an experience like this?
