Appraisal came in 25K under and Seller wont budge

Hi BPers,

We put an offer on a multifamily property at 150K, but the appraisal came in 25K under and the seller will not budge. 

Is it a terrible idea to buy an investment property that is appraised 25K under the contract price? 

we think the property is worth 150K and cash flows well under both outcomes (however, b/c of this low appraisal it will require more cash up front, taking from future down payments)

(PS -we are currently fighting the appraisal and going through the "reconsideration of value" process, but in the meantime i wanted to see our options)
