Calculating ROI and Cash flow

Hello! I am a fairly new investor/realtor in the Rochester, MN area. We just got our first offer accepted on a twin home and now I found an off market triplex with three 1bds.

Two questions, what are some creative ways to finance this second triplex deal? And secondly, how do I calculate ROI and cash flow when I plan to use one unit as an STR and the other two as LTR?

The property is $210k with about $5k in rehab for the one apartment. TIA!
