Value Impact with new Apartment Building

I am looking at a duplex in a semi-rural, residential neighborhood and noticed that a new apartment building will be constructed right next to the duplex. Since it is a semi-rural town with a fairly high ownership ratio, I am wondering what this will do to the rental demand for the duplex. Does anyone have any experience with a case like this?
